We help coordinate communication, monitor progress and workmanship, support the contractor and foreman, and keep the details organized, helping your project run efficiently and meet the quality standards you expect from the first estimate through the final walkthrough.

Already have a contractor you know and trust? keep them. Your Jill works alongside your project, providing and added layer of communication, coordination, documentation, scheduling support, and attention to the details thats help keep everything running smoothly.
A Extra Layer of Support.
Think of your Jill as an extra set of hands behind the scene helping coordinate the details, keep communication flowing, and make the entire project easier for everyone involved.
Whether you have already selected a contractor or are preparing to begin a project, JOAT can work directly for you under a separate PSS Agreement.
What We Do
As your Owner Representative, JOAT can:
- Review estimates, scopes of work and proposed change orders
- Help you understand what you are agreeing to before work begins
- Document project conditions, progress and concerns
- Attend scheduled project walkthroughs and important meetings
- Help monitor whether completed work appears consistent with the agreed scope
- Maintain photos, notes and project documentation
- Communicate homeowner questions and concerns to the contractor
- Help identify items requiring clarification, correction or completion
- Assist with insurance-related project documentation and communication when applicable
- Review progress before major payment milestones
- Assist with the final walkthrough and punch list
- Give you one knowledgeable point of contact focused on your side of the project
Who Does JOAT Work For?
You the homeowner.
The general contractor manages their construction operations, employees, subcontractors, scheduling, safety procedures and methods of performing the work.
JOAT does not take over the contractor's company or direct its workforce. We independently represent the homeowner's interests, document the project, ask questions and help make sure our client stays informed.
You Can Choose Your Own Representative
Hiring a contractor does not mean you have to navigate a major construction or restoration project by yourself.
Subject to your existing construction agreement and applicable project requirements, you may separately retain JOAT to provide Project Support services.
Your contractor has their team.
You deserve someone on yours.
Separate & Independent Service
JOAT is contracted and paid for directly by the homeowner.
JOAT is not employed by the general contractor and does not receive compensation from the contractor for representing the homeowner.
If the homeowner also hires JOAT to perform construction, repair or restoration work, that work will be handled under a separate written construction agreement.
Important Role Limitations
Project Support Services is an advisory, documentation and project-advocacy service. Unless specifically provided under a separate written agreement, JOAT does not assume responsibility for another contractor's workmanship, employees, subcontractors, jobsite safety, construction means and methods, warranties, code compliance, licensing obligations or contractual performance.
JOAT does not provide legal, engineering, architectural, public-adjusting or other licensed professional services unless separately qualified and authorized to do so.
